AluguelManager is rental bookkeeping for Brazilian landlords who manage their own leases.

Connect your account and your AI can read your contracts, rent receipts, IPTU instalments, alerts and dashboard summary, work out what is owed, and record payments. It implements the Brazilian lease mechanics that generic property apps leave as manual work: IPTU, the municipal property tax billed in up to ten instalments per property and commonly passed to the tenant; reajuste, the annual index-linked rent increase, with per-month rent history so past months stay correct after an increase; multa e juros, late rent as rent plus a fixed penalty percentage plus interest pro-rated by days late, following each contract's own terms; due dates that roll forward to the next Brazilian business day, including the movable Easter-derived national holidays; and proration on move-in and on departure.
