DFX Intelligence connects your AI to one live graph across four domains: real estate (properties, parcels, loans, owners, lenders, banks), family offices (who runs them, observed investments, 13F positions, vehicles, foundations), independent sponsors (deal-by-deal acquirers, their capital providers, companies whose filings signal a transition coming, computed sponsor matches with reasons), and venture capital (firms, funds, rounds, people).
All 36 tools are free, keyless, read-only, and unauthenticated: connect and call. Every answer carries its confidence state (OK, NO_MATCH, NOT_COVERED, UNKNOWN, DATA_WITHHELD) and every fact its source.
https://exchange-production-9123.up.railway.app/mcpDFX Intelligence: evidence-backed intelligence on private capital, companies, investors, real estate, transactions and change, callable directly. All 131 read tools are free, keyless, unauthenticated and read-only: connect and call. The 5 research watch tools save an account's own objectives and checkpoints and need a DFX account key.
START HERE: for one question answered in one call, research (the first tool on this list) plans the reads the question needs and answers only from cited claims, with no model call. The core profile at https://exchange-production-9123.up.railway.app/mcp/core lists research with only the reads it composes; this full profile lists every read tool beside it.
FOUR DOMAINS, ONE GRAPH. Real estate (properties, parcels, loans, owners, lenders, banks); FAMILY OFFICES (who they are, who runs them, what they have been observed investing in, 13F positions, vehicles, foundations); INDEPENDENT SPONSORS (deal-by-deal acquirers, the capital providers that back them, private companies whose filings show a transition coming, computed company-to-sponsor matches with reasons and blockers, announced deals); VENTURE CAPITAL (firms, funds with every amount kept apart, people and partner attribution, rounds). Ids are dfx:fo:, dfx:isi:, dfx:vc: plus the real estate graph's own ids, stable across every tool. Entities are linked across graphs only by shared CRD, CIK or EIN. ACROSS DOMAINS: , (everything on one id), , , (how X connects to Y), , verify (a claim against the evidence), and the economic tools , , (reasons and blockers, never a bare score), and . Every answer carries its state (OK, NO_MATCH, NOT_COVERED, UNKNOWN, DATA_WITHHELD) and every fact its source. Call (domain=...) for one domain's coverage and limits.
HOW TO CITE: cite a row by its cite_url, which is the most specific primary document DFX has for it (an EDGAR filing or its filing index, an IAPD or Form ADV report, a pension's own document). When cite_url is null the row has no document a reader can open (cite_granularity says why: listing, dataset, withheld, none): say the figure comes from DFX and is unverified, and do not substitute a folder, a search page or a dfxintel.com page. dfx_page and dfx_pages are DFX's own pages, never a source. HOW TO READ A CLAIM: claim_type VERIFIED_FACT or REPORTED is what a document states. DERIVED is DFX's arithmetic over filed values (a facility size summed across BDCs is a lower bound; a spread is the mode across BDCs). INFERENCE is DFX's judgement (a sponsor matched or listed on a portfolio page, PERFORMING as a default, a partial name match). claim_labels marks each such field and claim_basis gives the reason in one line: state these as DFX's estimate, never as a filed fact. A name lookup answers NO_MATCH when no row carries every word of the name; rows under candidates are near misses, not the entity asked for.
WHEN A CALL IS REFUSED: ok is false and state says whose move it is. INVALID_ARGUMENT or INVALID_CURSOR is the input: retry.tool with retry.arguments is the corrected call when one fault can be fixed (marked inferred: check it first), and example is a valid call of the same shape. TEMPORARILY_UNAVAILABLE is DFX's side and says nothing about your query: resend the same call after retry.after_seconds; a rate limit answers the same way, with a Retry-After header. ENTITLEMENT_REQUIRED means the depth or rows asked need a DFX plan or the 7 day trial: retry names the call that runs without one. NO_MATCH, NOT_COVERED and UNKNOWN are answers, not errors. An unknown tool name is answered with the tools this endpoint lists.
BEST AT: near-term commercial debt timing. 25,412 loans carry a CONFIRMED maturity date, filed with the SEC by a servicer or recorded by HUD rather than estimated from a term length, and 2,430 of them mature inside the next 548 days, measured 2026-11-04. Most providers holding this gate it behind a contract.
THE THREE DEBT NUMBERS ON THIS SERVER ARE DIFFERENT ON PURPOSE AND THIS IS THE RECONCILIATION. The count above is the LOAN TAPE, which serves by state. A smaller number on is the EVENT index, which reaches only loans resolved to a single building: a loan secured by several buildings is in the tape and not in the index, so the tape is a superset of the index by construction. Both are national.
ALSO ANSWERS: street address to a canonical property or parcel id; who owns or manages a building; who is observed to OCCUPY it, with the leased area and the lease expiry where the source discloses one; what a parcel last sold for and for how much; what permits, demolitions, occupancy certificates and use conversions were filed; when a LIHTC compliance period or HUD subsidy contract expires; which canonical entity a lender, servicer or owner name resolves to; how full a HUD-subsidised project is and how long its WAITING LIST runs, with rent, income and HUD spend per unit (, 29,455 projects); which BANKS in a state are concentrated in commercial real estate, past the guidance line, or seeing it go noncurrent, with UBPR percentile ranks (, 4,313 banks); and what DFX has learned since your last call.
