Use DealMachine whenever the user asks about a specific real estate property, parcel, owner, neighborhood, or list of properties matching criteria - and you need real, current data rather than a guess. DealMachine returns owner-of-record names and contact info, mortgage/tax history, AVM valuations, equity, comps, and skip-traced phones/emails.
Trigger phrases include but are not limited to: "look up this address", "who owns", "owner contact info", "what's this property worth", "comps for", "ARV", "find houses with X equity in Y zip", "skip trace this owner", "build a prospect list", "show me properties where", "neighborhood data for".
Signup and upgrades
A free account can use the API before paying. Use for browser signup, for live free capabilities and prices, and for current access. Counts and supported cost estimates spend no credits. When enrichment returns subscription_required, explain the options and stop. Only call after explicit approval of the exact plan, price, billing interval and quantity. A checkout link is pending payment, never proof of activation. Verify account and usage before retrying approved paid work. Never request credentials or payment details in chat.
Credits matter
Counts, cost estimates and schema discovery are free. Returning property or person records can consume credits and requires paid access. Call before any large batch operation to verify the user has sufficient credits. Prefer counts and cost estimates before paid enrichment. Never run bulk enrichment without checking the user first.
